Professional Report Reviews
PIERS offers site-specific consultation and has created the following
report types to address unique circumstances:
When a Phase I, II or III Environmental Assessment has been completed
1) by a company which the client is not familiar with 2) an individual
or company that is not on the clients approved consultant
list, or 3) the report appears empty, too technical or confusing,
PIERS provides a third party review of the report in an easy to
interperate manner. These reviews critique the report as it relates
to reporting standards, and support or discourage the conclusions
and recommendations made and offer necessary additons or changes.
Report Reviews are often accompanied by a current one-mile PIERS
Identified Hazardous Materials Radius Report in order to accurately
document the most current regulatory status of the property and
any hazardous materials generator, storage or release sites which
surround the subject property.
Previous Phase I Updates
Recently a popular report choice, the Phase I update report is
ordered to avoid the costs and redundancy of preparing an entirely
new Phase I Report when a previous Phase I Report already exists.
Phase I Reports are valid for 6 months, updates therefore, are appropriate
for Phase I ESA reports that are from six months up to one year
old. If a Phase I report is 1 year or older, PIERS recommends
completing a new ETS or Phase I as historical and regulatory agency
data has likely changed since the time of the orginal report, and
therefore should be reviewed. The Update includes:
- A professional review of the previous Phase I
- A new PIERS Identified Hazardous Materials Sites Radius Report
and analysis
- A thorough property site inspection
- A review of one or two pieces of historical or regulatory agency
research and;
- A brief report stating current property conditions and any environmental
changes which may have occurred since the completion of the original
Phase I.
Identified Hazardous Materials Sites Radius Report
PIERS has recently created its own identified hazardous materials
sites database/GIS mapping software and reports. This customized
software searches over 40 different environmental databases and
plots all of the known hazardous materials sites within a one-mile
radius around the subject property. The databases used for all PIERS
reports are continually updated with the most current environmental
regulatory data available. Clients request that PIERS generate one
of these reports when they would like to insure that the subject
property, or any adjacent sites are not listed in any such database.
As releases from one site may contaminate surrouding properties,
clients will also often order a review/analysis of the radius report
in order to understand its implications to the subject property.
These radius search analysis reports are often used as updates for
